Renowned film producer and real estate mogul Anand Pandit, founder of Shri Lotus Developers and Realty, recently shared exclusive details regarding the extensive renovations at Mannat, as well as the redevelopment of SRK’s very first Mumbai home.

Vertical Expansion at Mannat

During a recent appearance on Ravi Kewalramani’s podcast, Anand Pandit revealed that his firm is spearheading the renovation of Mannat. The primary focus of the project is a vertical extension at the rear of the sprawling property.

  • New Floors: The plan involves adding “a few floors” to the back portion of the bungalow.
  • Expanded Space: The expansion is expected to add a substantial 616.02 square meters of built-up area to the residence.
  • Estimated Cost: The proposed renovations and additions are estimated to cost around ₹25 crore.
  • Regulatory Clearances: Because Mannat is a heritage property situated close to the Arabian Sea, the structural changes require special regulatory approvals, including clearance from the Maharashtra Coastal Zone Management Authority.

The Khan Family’s Temporary Relocation

To facilitate the extensive construction work, Shah Rukh Khan, Gauri Khan, and their children—Aryan, Suhana, and AbRam—temporarily moved out of Mannat. The family has relocated to a luxury duplex apartment at Puja Casa in the upscale neighborhood of Pali Hill, Bandra. This temporary arrangement keeps the family close to their iconic residence while the ₹25 crore upgrade is completed safely.

Redevelopment of SRK’s First Mumbai Home

Interestingly, Mannat isn’t the only property Pandit’s firm is working on for the superstar. Shri Lotus Developers and Realty is also handling the redevelopment of Shah Rukh Khan’s very first home in Mumbai—a 4BHK apartment located in the Shree Amrit Society on Carter Road, Bandra.

SRK purchased this apartment in 1991 after moving from Delhi and marrying Gauri. Though the actor moved to Mannat in 2001, he retained ownership of the highly sentimental Carter Road flat.

Key details of the Carter Road redevelopment:

  • The flat’s total area is being increased by 155%, bringing it to a spacious 2,800 square feet.
  • With the current real estate rate in the area hovering around ₹1.50 lakh per square foot, the newly redeveloped luxury apartment will be valued at an estimated ₹42 crore.
  • The project is slated for completion by 2027.

Pandit noted that Shah Rukh was highly enthusiastic about Lotus Developers handling the project, even offering to personally call the society’s chairperson to ensure the firm secured the redevelopment rights.

He recalled that his firm’s very first luxury project attracted A-list clientele right out of the gate: Hrithik Roshan purchased two floors, Rakesh Roshan bought three, and Ajay Devgn acquired one floor. With Shah Rukh Khan entrusting him with his most prized and sentimental homes, Pandit’s status as Bollywood’s go-to developer is only cemented further.
